With income confirmation and without confirmation. Final payment shall be made at the end of the period with the right to refunding on similar terms for another year (if there is no delinquency on the loan).

  • Down payment shall be not less than 30 % of the cost of a purchased property (40 % of the cost if a pledge is represented by residential houses with land plot / commercial real estate).
  • Down payment shall be made by the client compulsorily in his current account or shall be confirmed by a notarized copy of the deposit contract.
  • The loan can be granted without a down payment: in case when the client provides an additional liquid pledge given that the amount of the loan shall not exceed 70 % of the market value of the pledge.

The loan can be granted without income confirmation in the following cases:

- The loan amount doesn’t exceed 65 % of the market value of the property with a maximum loan amount of KZT 10,000,000 or USD 70,000 for branches in Almaty and Astana.

LTV ratio shall not exceed 50 % with a maximum loan amount of KZT 30,000,000 or USD 190,000 for branches in Almaty and Astana.

The application processing fee and the real estate assessment fee are NOT REIMBURSED in case of a negative decision of the Loan Committee.

 

Applications not complying with the above terms are admitted for consideration by the Bank’s Loan Committee.

The list * of documents required for the application processing under the Standard Mortgage is as follows:

(all documents shall have copies and original)

Common documents:

  1. ID card of the borrower / co-borrower (guarantor), the borrower’s spouse shall be a compulsory co-borrower (or guarantor).
  2. ID card of the borrower’s spouse;
  3. A copy of the Marriage Certificate (Divorce or Death Certificates)
  4. A copy of the Birth Certificates issued for children (minor children) or ID cards (adult children)
  5. Address Reference from the Public Service Center or the House Register of the borrower, guarantor or co-borrower
  6. Salary Certificate (at least last 12 months), an extract from the National Pension Savings Fund (at least 6 months):

For individuals engaged in the entrepreneurial activity: copies of the Individual Entrepreneur Incorporation Certificate or patents and entrepreneurial permits, tax declarations, documents proving the existence of a trade place, a certificate from the market administration or a lease agreement and other documents confirming constant income (at least last 6 months). Inventory list (inventories, records of daily earnings for the last 6 months). A loan officer shall pay a visit to the place of business to get more information about the business.

Guarantee commitment documents of the legal entity:

  1. Copies of the Memorandum and Articles of Association as  amended, certificate of state registration and re-registration, license to licensable activities, balance sheets (annual and quarterly) and reports on the economic activities for the past two reporting periods with remarks from the tax authorities, auditor’s opinion on the annual report (if available), transcripts of receivables and payables with the dates and causes of their accumulation, statement of the current and currency accounts for the last date indicating account balances and claims to the account, documents proving tax payments for the previous year;

Necessary documents for property pledging:

  1. real estate pledging (appartment):
    • Copy of the ID card and TIN from the seller or all owners under a contract on property privatization or inherited property.
    • Copy of the sale contract (privatization, donation, inheritance contract). Plan-/-passport for the apartment, information about the owner, the Certificate of Ownership Registration; • Assessment Opinion (from an independent assessment company).
    • Reference from the inventory of registered ownership titles and encumbrances from the Public Service Center.
  1. real estate pledging (single-family home):
    • Copy of the ID card and TIN of the seller;
    • Sale contract (donation, privatization, inheritance contract)
    • Plan – / – passport for the residential house / commercial real estate
    • Land Act
    • Commissioning Act (if self-constructed / remodeled)
    • Assessment Opinion (from an independent assessment company).
    • Statement from the Automated Information System of the State Land Cadastre of the Republic of Kazakhstan, CityLandCommittee in particular
  2. 10.       real estate pledging (land plot) for construction:
    • Land Ownership Certificate, Permanent Land Use Certificate (purpose of the land specified in the certificate must comply with the objectives of the individual construction)

Upon a positive decision of the Loan Committee:

    • Consent of the guardianship authorities to pledge and sell the property non-judicially on behalf of minor members of the family (only if minors are specified in a privatization contract or other agreements when minors are represented as owners);
    • Other documents in accordance with the decision of the Loan Committee.
